Fees and Other Expenses

Application/Administration Fees

Every individual applicant applying for a property will need to pay a fee of £200 inc VAT per property. Couples who have been living together for more than 9 months will need to pay a fee of £300 inc VAT per property.

Guarantors, if required, will need to pay a fee of £100 inc VAT per property.

These fees will cover the referencing per tenant ( identity, immigration & Visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation ( amending and agreeing terms) and arranging the tenancy and agreement.

Fees can be paid by cash, cheque or direct bank transfer. If paying by cheque, you will need to wait until your cheque has cleared before your application is processed (usually 5 working days).

Should your application NOT be accepted in principle by us or the Landlord your fee will be returned in full. If your application is accepted subject to references and then you either fail the referencing process or withdraw your application once the referencing process has commenced, no part of your fee will be returned. Please be aware that once the application process starts your entire fee is NON REFUNDABLE.

Please note, we do not charge tenants any other fees as part of the application/move in procedure. We DO NOT Charge tenants for tenancy renewals, inventories, tenancy agreements, check in & out reports or tenancy deposit registration.


If your application is accepted The Deposit will be equal to one months rent. A Pet Deposit of £150 per cat or £200 per dog is also payable (if applicable).

Other fees, post move in

If you become one of our tenants, we may charge fees where you fail to comply with the terms of the tenancy (i.e. Late rent fee, missed routine inspection fee etc). You will not incur any fees where you conduct the tenancy as per the agreement. A full list of non compliance fees will be contained in your tenancy.
