ARLANALS

The services we offer

Rounce & Evans are able to tailor the services they offer to a clients specific needs and requirements. However, the most popular choice of service is our Full Management Service. This is a comprehensive management service designed to give our Landlords complete peace of mind. Whilst we would suggest a personal visit from us if you are thinking of renting your home to discuss our services, below is a brief outline of what is included in our Full Management Service:

  • Personal inspection of your property by an experienced Manager and free written rental valuation.
  • Advising of any Health & Safety issues.
  • Rounce & Evans advertises on

    Rightmove
  • Advertising of your property. We advertise in the Lynn News every Friday as well as on our own website and www.rightmove.co.uk. We do not rotate our properties for advertising. If it is available, we advertise it every week until it is let.
  • We carry out all viewings and interviewing of suitable prospective tenants.
  • Full references taken up on tenants including, previous landlord/ managing agent, employers and full credit check.
  • Automatic inclusion within the Rent Guarantee and Legal Cost Protection Scheme for the first 6 months. (subject to references & terms)
  • Preparation of legal documentation.
  • Preparation of schedule of condition/inventory.
  • Notifying all utility companies of meter readings and new names.
  • Collection of the monthly rent.
  • TDS
  • Collection and holding of the dilapidations deposit. Automatic inclusion into The Deposit Scheme.
  • Submission of a monthly statement of account to landlord with copies of any maintenance invoices/deductions.
  • Arranging any necessary maintenance to the property and deducting the cost from rent received.
  • Automatic instruction of annual gas safety inspections or servicing.
  • Regular internal inspections.
  • A thorough final inspection at the end of each tenancy.

There is an initial fee for this service (once a tenant has been secured) and then we charge a percentage of the collected monthly rent.

Tenant Find Only Service

We also offer a Tenant Find Only service for a one off fee which would include:

  • A personal inspection of the property by an experienced Manager and a free written rental valuation.

  • Preparation of all legal documentation.

  • Collection of the first month's rent and damage deposit, whereupon the landlord takes over the management of the property and all monies collected by ourselves will be forwarded to the landlord less our agreed fees.

24 HOUR MAINTENANCE HOTLINE & HOME HEALTH CHECK

Rounce & Evans Property Management have teamed up with Rapid Secure to provide a comprehensive maintenance package. All of our new clients who use our Full Management Service will have the added benefit of a Free Home Health Check. This will highlight any current or potential maintenance issues an allow us to tackle them prior to the start of any tenancy. Once the Home Health check has been carried out, the property will have the benefit of the 24 Hour maintenance hotline. This ensures peace of mind for our client and their tenants.

What else do you need to consider before renting your property?

 

To-Let board

There are several items you will need to address before you rent out your property. We will be more than happy to discuss all of them with you but below is a guide of things to consider.

Furnished or Unfurnished?

Whilst we can let your property if it is furnished, we tend to find the demand is more for unfurnished properties. An unfurnished property would normally include all carpets, curtains and usually a cooker. If you intend on letting a furnished property, you would need to make sure than any furniture, including electrical items, complied with the necessary safety requirements.

Insurance

As a Landlord, you must insure your property. We are able to include you on our Block Policy if you are unable to find suitable Landlords insurance elsewhere. Please ask one of our members of staff for a quote. Other types of landlords insurance including emergency assistance insurance can be found at www.homeletuk.com.

Gas Appliances

Since the introduction of The Gas Safety (Installation and Use) Regulations 1994, it is now a legal requirement to have all gas appliances fully serviced and checked annually. Failure to comply can lead to a criminal prosecution and a maximum prison sentence of six months and a fine of up to £5,000. If your property has gas, we will automatically arrange for a Corgi registered engineer to issue a Gas Safety Certificate each year. Regretfully, unless a property has a valid Gas Safety Certificate, we will not be able to act on your behalf or find prospective tenants.

Decor

We suggest that a fairly neutral / uniform colour scheme is used through out the property. Magnolia emulsion and white gloss is very easy for Landlords and tenants to maintain.

Flooring

We suggest a neutral, hard wearing carpet where possible and one that is not too light in colour. In bathrooms and kitchens we would recommend vinyl flooring or tiles as these tend to be easier to maintain.

Cold Weather Drain Downs

Experience has taught us to ensure that all vacant properties' heating systems and water tanks are drained down between the months of November and March inclusive or that you are satisfied you have adequate heating left on to combat freezing pipes. This is a service we can organise for you, although the costs can vary depending on where you property is and the type of heating system.
